The design divides the site into three masses connected by two walkways, each with a dedicated stair-core and lift. The building form playfully rises in height to reflect the street’s altering building heights - from the two storey terraces to a 22-storey tower block. With its bright cladding, this is an exciting addition to the area and will add to the regeneration of an up-and-coming part of London, benefiting from wide reaching Olympic regeneration and legacy projects. Energy consumption is reduced through the use of roof mounted photovoltaic cells combined with mechanical heat recovery systems to each room, giving the building’s residents a comfortable, sustainable source of tempered fresh air throughout the year.
Following our appointment we needed to stick to a tight programme in order to transform the planning drawings into a buildable solution which would also achieve the time and cost requirements established by our client. Collaborating with our timber frame colleagues, we were able to firm up overall loading and setting out information very early in the project meaning that foundations could be cast within weeks of our appointment. Continuing our strong working relationship with HG Construction, we ensured all technical and aesthetic aspects of the project were fully resolved and the completed project met the end client’s high expectations as their launch development.
Red Door Ventures is a new entity born of local government, aiming to create at least 3,000 new homes in Newham over the next 13 years - all available at or below market rent. Following handover, interest in the new homes proved to be extremely high, with all homes being successfully let within a short space of time. Residents are now enjoying the benefits of The Tanneries’ great location within the Olympic regeneration catchment area, its great connections to Central London and beyond and high quality living space at affordable rates.
